Hopefully they can hear, um, OK, well, I guess we’re got started. So welcome to the Hamilton, Massachusetts Zoning Board of Appeals, meaning this is um January 7th, 2026. Uh, today we have Andy Philip on Zoom, Stephen Derocher. here next to me and myself, um. as the, um, board for tonight. Uh, we have one project uh go over and then some meeting minutes and that’s it. So this project first is, uh, the continuation of a public hearing from last month. It’s the applicant and owner is Kevin Puoppolo. 85 Sam Fonzo Drive, Beverly, Massachusetts. The property is located at 5957 Bay Road, Assessors Map 24, lot 12, zoning district R1B. The application requests approval for a finding for the extension or alteration of a non-conforming use, structure, or lot structing office building with storage and a garage, an office building with 4 offices on the 1st floor and 31 bedroom apartments on the second floor. an office building with two stories of offices. and an accessory storage building. So uh Representative like to speak. So good evening, Jill Mann, um, from office’s man and Man here on behalf of the applicant CMB Construction and Kevin Poppolo. Um, thank you, Mr. Chair, members of the board. I had submitted actually a request for continuance for um until the board’s March meeting, the reasons being even the plan that had been submitted most recently was not one that Mr. Papolo believes is viable for the site. It’s not probably economically feasible to develop that particular plan set. on that property, so he is asking for additional time to be able to um basically evaluate comments from the public, evaluate discussion points from the board. I think it was Mr. Derocher. I may be wrong, but probably it’s all board members who asked more questions about the massing and because of the holidays, quite frankly, we weren’t able to get our entire team to focus on everything and get you well thought out final plan. So I apologize for the request for a continuance because I know that the abutters show up and no disrespect and I apologize, um, but we tried to request it as soon as I got the information to do so, um, so again, our request tonight is to continue the hearing until the regular um March meeting of this board. OK, um, we did receive that that letter and we did receive the revised plans, um, so we, I reviewed all those and then I got the letter and I was like, oh well, I as well. um so yeah, we, as a board we have a choice. We can deny the application, let them come back because the whole new set at some point or we can continue until next month as a request. so I guess we can vote on that. um motion to move it to the next month. to March, right? March, yes, March, uh, yeah, we feel that that way we’ll be giving you initial time also to sit with the documents because I just don’t think, I think this project needs more time to kind of, and maybe I should, I, I could say an hour or I could say later, but I, you know, after reviewing the drawings, even the revised drawings. I think there’s gonna need to be some serious shrinkage of um development on that property in absolutely, Kevin understands, you know, I think that the, I don’t know how clear it was made, but you know, his intent is to develop this in a manner that is in keeping with the town. He most certainly wants to do a service to the town and is not trying not to. Um, at the same time, he needs to balance the economic demand of the site because when you build it costs a lot of money to build, um, and that’s just what he’s trying, literally, that’s what he’s trying to balance right now, um, and we just need more time to do that. So we figured 60 days will allow us ample time to come back to you. You’ll have time then to review. The abutters we’ll have time to look at all the materials and then we can come together and have a meaningful discussion. Yeah, OK. Just keep in mind needs to be substantially, can’t be substant substantially more detrimental than the current use. Understood. Um, so do you wanna move to your motion to move to next month, uh, I’m comfortable continuing. OK. Yeah, so, uh, motion to continue the project at 57 957,957 Bay Road to our March meeting.
